Stansbury Park is a master-planned community, and the newer villages come with design guidelines about what the front yard has to look like and when it has to be done. That usually means sod, a defined bed line, trees, and clean edging within a set window after closing.

The ground underneath is the same story as every new build: compacted, rocky, and stripped of topsoil. We rip and regrade, bring in screened topsoil, and set the irrigation before anything green goes down. Most of the community irrigates on secondary water, so systems get a filter, a pressure regulator, and a fall blowout scheduled around district shutoff.

Can you phase the work to spread out the cost?

Yes. The usual approach is front yard first for HOA compliance, then the back yard later. We just recommend running the irrigation mainline and doing the grading in one pass, because both are far more expensive to add after the fact.
