## New sod transforms a yard in a day. If the prep is right

There is nothing else in landscaping that changes a property as fast as sod. Bare dirt in the morning, finished green lawn by the afternoon. That speed is exactly why it gets done badly so often: it’s tempting to skip everything underneath and just lay the turf.

We do it the other way round. Old turf comes out and gets hauled away. The grade gets corrected so water runs away from the house instead of pooling. Compaction gets broken up, rock gets screened out, and screened topsoil goes in wherever the existing soil is too thin or too poor to root into. Only then does sod arrive.

That sequence is the difference between a lawn that’s still thick in three years and one that thins out by its second August. We have been called out more than once to redo a new lawn that failed because a previous contractor laid it straight onto compacted builder dirt with no topsoil. Redoing it costs more than doing it right the first time.

We also do removal-only work, and quite a lot of it. Homeowners taking out thirsty turf for a water-wise conversion, or clearing an area for a patio, walkway or retaining wall, call us to cut, roll and haul the old lawn. Those jobs are usually quick. One Tooele customer called on a Tuesday and had a full removal finished by Friday afternoon.

### What’s included

- Old turf cut, rolled and hauled off site
- Protection of existing sprinkler heads, valve boxes and control wiring
- Grade correction for positive drainage
- Compaction relief, rock screening and rototilling
- Screened topsoil where the site needs it
- Starter fertilizer and quality palletized sod
- Tight staggered seams, clean cuts to beds and hardscape, rolled in
- Irrigation set for establishment plus a written watering plan

## Common problems we solve

### A lawn that died in its first summer

Nearly always a prep failure. Roots could not get through the compacted layer, so the turf lived off surface water until the heat arrived. Fixing it means starting again properly, and we will tell you honestly if that’s what your yard needs.

### Thin, patchy grass over an old lawn

Decades of thatch build-up, compaction and uneven irrigation. Sometimes aeration and overseeding are enough; often a full removal and reset gives a better result for the money. We look before recommending either.

### Water pooling in the lawn

A grading problem, not a grass problem. New sod on a bad grade will sit in the same puddle. We correct the fall while the turf is off, which is the only time it’s cheap to do.

### Turf you no longer want to water

Removing part of the lawn and converting it to drip-irrigated water-wise beds cuts outdoor water use substantially, and qualifying conversions may be eligible for Utah Water Savers rebates.

## What affects the price

- **Lawn area**. The single biggest factor
- **Removal scope**. How much old turf has to come out and be hauled
- **Topsoil volume**. How thin or rocky the existing soil is
- **Grading work**: correcting fall, filling low spots, drainage
- **Access**. Whether we can get equipment and pallets close to the work
- **Sod type**. Bluegrass and tall fescue price slightly differently

## How much does sod cost in Tooele County?

Every job is different, so we price on site rather than off a phone call. These ranges give you a real starting point before we come out.

$1,500 – $8,000

per lawn

Area is the main driver, then how much old turf has to come out and how much topsoil has to go in. Removal-only jobs are quoted separately and are often surprisingly quick. Payment by PayPal, Venmo, Zelle or check.

Why YLC

## Why choose YLC for sod?

### The prep is the job

Sod is the easy part. What determines whether your lawn is still thick in three years is what happens underneath it: grade, compaction and topsoil. We do not skip that to win on price.

### Fast and clean turnarounds

One customer called on a Tuesday for a sod removal and we had it out by Friday. Small jobs are still worth doing properly and quickly.

### We work around your irrigation

Heads, valve boxes and low-voltage wiring get protected during removal. If a head needs relocating for the new lawn shape, we do it as part of the job.

### Right grass for your yard

Kentucky bluegrass and turf-type tall fescue behave differently. We pick based on your sun, shade and traffic instead of whatever was on the truck.

### Real haul-off

Old turf and debris leave with us. We have hauled away three tons another contractor abandoned; we would rather never be that story.

### Aftercare that actually gets followed

New sod fails from watering mistakes more than anything else. You get a written schedule and a clear explanation of what rooting looks like.

How the bids differ

## A lawn that establishes vs. a lawn that looks good for a month

Sod is the cheap, fast part of a new lawn. What is underneath it decides whether the lawn is still thick in three years.

| | YLC install | Sod-only bid |
| --- | --- | --- |
| Ground preparation | Compaction ripped, rock screened out, real topsoil brought in | Sod rolled straight onto builder dirt |
| Grass selection | Bluegrass or turf-type tall fescue chosen for your sun, shade and traffic | Whatever was on the truck that morning |
| Your irrigation | Heads, valve boxes and wiring protected; heads relocated for the new lawn shape | Damage found after the crew leaves |
| Old turf and debris | Hauled away and disposed of as part of the job | Piled at the side of the property |
| Aftercare | Written watering schedule and an explanation of what rooting looks like | Good luck |

The process

## How our sod work runs

1. 01

    ### Remove and haul

Old turf is cut, rolled and hauled away. We work carefully around sprinkler heads, valve boxes and control wiring so nothing gets cut that shouldn't be.

2. 02

    ### Grade and condition

We correct the grade so water runs away from the house, break up compaction, screen out rock and add screened topsoil where the existing soil is too thin or poor.

3. 03

    ### Lay and roll

Sod goes down in tight staggered seams with no gaps, gets cut cleanly to bed lines and hardscape, then gets rolled so the roots make contact with the soil.

4. 04

    ### Water and hand over

We water it in, set the irrigation schedule for establishment, and give you a written plan covering the first weeks and when to make the first cut.

Got questions?

## Sod questions, answered

What's the best sod for a Utah lawn?

Kentucky bluegrass and turf-type tall fescue both do well here. Bluegrass gives the classic dense, fine-bladed look and repairs itself through spreading rhizomes. Tall fescue is more drought-tolerant and stands up better to heavy foot traffic and dogs. We match the choice to your sun exposure and how the lawn gets used.

How much does sod installation cost?

Typical lawns start around $1,500 and scale with area. The other big variables are how much old turf has to be removed and hauled, and how much screened topsoil the site needs. Removal-only jobs are quoted separately and cost considerably less.

Can you lay sod straight over my old lawn?

No, and anyone who offers to should be avoided. Sodding over existing turf traps a layer of decaying grass and thatch that stops new roots from reaching soil. The old lawn has to come out first.

How often should I water new sod?

Frequently and lightly at first. The goal is keeping the sod and the soil directly underneath it consistently moist, which usually means several short cycles a day in warm weather. As roots take hold over the following weeks, you taper to fewer, longer, deeper cycles. We give you a written schedule.

How do I know when the sod has rooted?

Lift a corner gently. If it resists and you can see white roots gripping the soil beneath, it's rooting. That's usually a couple of weeks in warm conditions, longer in cool weather, and it's the signal that you can back off the watering frequency and take the first cut.

When can I mow a new lawn?

Once it's rooted and holds when tugged, typically around two to three weeks. Make the first cut on a high setting with a sharp blade, let the lawn dry out slightly first so the mower doesn't rut the soft ground, and don't remove more than a third of the blade height.

What's the best time of year to lay sod in Utah?

Spring and fall are ideal: workable ground, moderate temperatures and less heat stress during establishment. We install through summer too, with a tighter watering plan for the first weeks. Frozen ground in deep winter is the one condition that genuinely stops us.

Sod or seed. Which should I choose?

Sod is an instant, lower-risk lawn and it's what most of our customers choose. Seed costs less upfront but takes weeks to months to fill in, is vulnerable to washout and heat, and needs consistent moisture for far longer. On a sloped or highly visible yard, sod is usually worth the difference.

Do you fix drainage while you're at it?

Yes, and this is the ideal moment. Once the old turf is off, correcting grade so water moves away from the house is straightforward. Doing it later means tearing up a lawn you just paid for.

How quickly can you get a sod job scheduled?

Removals and smaller lawns often go out within the same week, especially in Grantsville and Tooele where we're closest. Larger installs get scheduled around crew availability, and we give you a real date rather than a vague window.
